How to keep your home safe whilst you are away

LEAVE YOUR HOME LOOKING OCCUPIED
Cancel delivery of milk and newspapers
Get your neighbour to put your bins out, but then put them back
Water your plants
Have a lamp or light on a timer in the house to come on at dusk and go off at bedtime
If you are away for a while, ask a neighbour or friend to move your post from behind your door.

CHECK YOUR INSURANCE
Make sure your household policy covers you if you are away for more than a couple of weeks
Check holiday insurance and make sure you are covered for your valuables that you are taking with you
Turn off you water at home, especially in winter, as you might not be covered for burst pipes if your water is left on.

KEEP YOUR TRIP TO YOURSELF
Don`t make it public on social media that you and your family will be away
Be mindful when talking in public about your trip, you never know who`s listening.

OTHER THINGS
Get a house sitter or friend to stay at your house whilst you are away
Keep valuables out of sight, but don`t hide them in obvious places
Leave something for thieves in obvious places to distract burglars from any real treasure

Organise your schedule. This gives you sufficient time to complete your task list. Preparing early will help make sure you don`t exhaust yourself trying to fit too many things into a short space of time. ***PACE YOURSELF***

As we all know, things don`t always go plan, dates and times often get altered when we move home. Not necessarily a fault of your own but this issue generally is one thing we must tackle when moving. It is important to be flexible to changes and prepare yourself to keep your stress levels down.

There is nothing worse than running around like a headless chicken, trying to do everything yourself. JUST ASK FOR HELP. Write a list of things that need doing, then decide who can do what. How good will you feel knowing you have support for your family &amp; friends. 

Tip 5. Removal Company
How many times have you heard people saying their removal firm was a `blooming nightmare`? So why not do some research, get a few quotes and ask to meet them, at least that way you than get a feel for how they come across and if they understand your needs.

Tip 6. Go With The Flow &amp; Have A Back Up Plan.
As much as we try our best for everything to go to plan, sometimes unplanned events are inevitable. That`s why having a back-up plan is useful. We aren`t talking about having a completely different plan, just that you have a list of options available should some of the major stages of your move change. Allow yourself a few days either side of your move, therefore if anything does change at least you have enough time to try and re schedule and plan an alternative.

Spring is also the start of the holiday season and 2019 promises to be busy as we now manage a number of holiday lets in Meltham and Holmfirth.  We have been surprised by how popular the accommodation has been with bookings being taken throughout the year from people both from the UK and further afield including the US, Australia and Europe.  Guests usually stay for a few nights to take a short break, visit family or for work.  We promote the properties through Airbnb, manage the bookings, collect fees, check in guests, arrange cleaning and laundry services and deal with any queries so the owners can put their feet up.

In 2019 we plan to continue to grow our portfolio of properties that we manage for landlords by offering our popular bespoke ‘Find a Tenant` and ‘Fully Managed` services.  The tailored approach allows landlords to choose from a list of services that we provide to suit their needs and budget.  Working closely with our landlords is key, especially this year as landlords and agent see the government bring in new laws to ban certain fees to tenants, including fees for referencing and credit scoring, which could affect the income generated from rental properties.

Whilst first-time buyers make up just over 50% of residential home purchases currently, a further 30% of purchases, accounting for approximately 200,000 homes, are being made by buyers aged
55 or older.

This research, conducted by the Intermediary Mortgage Lenders Association (IMLA), states that of this group, many are cash buyers, using the large equity reserve in previously owned properties to
downsize to their ideal last home and retain the excess cash; 63% of these older homeowners own their properties outright.

The IMLA went on to add the caveat, that whilst only 2.5% of those eight million older homeowners actually move each year, it predicts that this small cohort will grow exponentially faster than any previous generations over the next 10-20 years.
